Why I cant invite my roommate even me and my friend has more than 300 points and he is inside my manor? I cant add him as a roommate.

Your roommate should be out of the same zone / location - send him an invitation and let him accept it and use private visit by helicopter (not in the same region) use the manor controller and make contract with him (he has to sign too through it)
